Unlike the technical and economic concept, which is a preliminary vision of the project, the detailed design documentation is a comprehensive technical description containing precise drawings, plans, and technical specifications necessary for the implementation of the investment.
The detailed design complements and specifies the construction design to the extent and degree of detail necessary to prepare a bill of quantities, an investor's cost estimate, a contractor's bid, and to carry out the construction works.
The obligatory content of the detailed design has been specified in the Regulation of the Minister of Development and Technology of December 20, 2021, on the detailed scope and format of design documentation, technical specifications for the execution and acceptance of construction works, and the functional and utility program.
The as-built design is a complete set of documentation that reflects the actual state of the completed construction project. It includes all changes to the design, both planned and resulting from the need to make changes during implementation.
The as-built design serves two purposes:
- To obtain a permit for use of a building and document changes vs. the construction design, including their classification in terms of significance.
- To commence operation of the project and to implement further projects – comprehensive as-built design with the level of detail of an executive design.
