A construction design is a comprehensive technical document that forms the basis for the implementation of a construction project. It contains detailed design solutions that have to be in line with the applicable building regulations, zoning plans, and administrative decisions, such as the decision on environmental conditions for the implementation of the investment and the location decision. A construction design is necessary to obtain a building permit and forms the basis for preparing an investor's cost estimate and a contract with the contractor (e.g., in the case of “Build” type construction contracts).
The scope of a construction design takes into account the complexity of the construction works, the specific nature and character of the project. From a formal point of view, it is defined by the Regulation of the Minister of Development of September 11, 2020, on the detailed scope and format of a construction design.
The construction design consists of:
- land development plan,
- architectural and construction design,
- technical design.
A construction design is the basis for issuing a decision authorizing the implementation of an investment project (e.g., building permit, road investment permit - ZRID).
